George McCutchen Represents Seller in $2.7 Million Purchase at 120 Glassmaster Rd.

An exercise equipment company which purchased a Lexington facility in March is expanding operations.

Sorinex Exercise Equipment Inc. is investing $7 million in an expansion of its 120 Glassmaster Road facility expected to create 35 jobs. The expansion, expected to be completed within 12 months, will help the family-owned strength training equipment company meet increased demand, according to a news release from Central SC Alliance.

Sorinex has created custom exercise equipment and workout apparel for 40 years for customers ranging from high school, college and professional teams to military bases.

“Lexington County has been home to Sorinex Exercise Equipment Inc. and many of our employees for years,” Kenny Workman, Sorinex controller, said in the release. “We look forward to continuing our expansion, growth and investments in the county that we work and live in. We’re proud to have the opportunity to build the most innovative weight equipment in the world right here in Lexington, S.C.”

In March, the company bought a 97,000-square-foot industrial facility at 120 Glassmaster Road for $2.7 million as it relocated operations from West Palm Beach, Fla. That 8.32-acre facility is located on the same exit off Interstate 20 as the company’s headquarters and main manufacturing hub on Litton Drive.

Sorinex also has two smaller leased warehouses in the greater Columbia area.

Wilson Kibler Greenville brokers sale of 100 Exchange Logistics Park Dr. in Anderson County

Wilson Kibler Greenville brokered the recent sale of 100 Exchange Logistics Park Dr. in Piedmont, SC. The ±289,000-square-foot Class A Industrial spec facility closed in March and was acquired by STAG Industrial, Inc. (NYSE: STAG), a real estate investment trust focused on the acquisition and operation of industrial properties throughout the United States.

Wilson Kibler releases Q4 2021 Columbia Industrial Report

The overall vacancy rate in the Columbia industrial market holds steady at 4.3% compared to 4.2% in the previous quarter.

Average asking rental rates were also largely unchanged this quarter at $4.33/SF, but many forecasts predict an increase moving forward due to heightened demand and increasing construction costs. The Society of Office and Industrial Realtors (SIOR) recently predicted rents could rise anywhere from 15 to 40 percent in the next 18 months.

Three industrial buildings totaling ±193,940 SF are currently under construction in the Columbia market. The largest project is ±181,440 SF warehouse building in the Lexington County Industrial Park, home to Unum, Husqvarna, and the Home Depot. CED Greentech, one of the nation’s leading solar equipment distributors, leased ±68,040 SF ahead of the building’s expected delivery in first-quarter 2022 and ±113,400 SF remains available.

Griffin Chophouse Group lands sought after Devine Street location

Griffin Chophouse, the popular Lexington steakhouse and butcher shop, announced plans today to redevelop the former Dark Horse Tattoo building at 2244 Devine St. into its newest Midlands location. The property will undergo extensive renovations to include a large outdoor dining area and ample on-site parking.

Award-winning Chef Henry Griffin says he is thrilled to bring the chophouse experience to the Devine Street-Cross Hill area with signature items such as Certified Angus Beef (CAB) dry-aged steaks, a wide array of BBQ, ribs, seafood, and salads, as well as the restaurant’s popular brisket candy.
